Here is How to Put your Home in the Spotlight
Our TOP 10 Staging Tips
1.Boost Curb Appeal
A home listing can be a lot like an online dating profile- it’s a great way to share some information, but nothing compares to that in-person first impression.
Curb appeal is essential- Read more from our May 2016 Blog titled increasing your curb appeal instantly here!
2.Get your Home Sparkling Clean
From shining floors and gleaming windows to clean counters and scrubbed grout, every surface should sparkle.
This is the easiest way to help your home be in the spotlight. This step is key!
3.Clear Away all Clutter
All clutter must go, end of story!
It’s not easy, and it may even require utilizing offsite storage temporarily, but it is well worth it.
And if you work with us, we have a preferred vendor to assist with this!
4.Style Your Dining Table
This dining room is often a blind spot in decorating the home.
Between dinners, a large dining table can look bare and uninviting so styling it up with visitors in mind can increase the appeal.
This is Spotlight worthy!
5.Rearrange Your Furniture
Pull your furniture off the walls and use pairs; sofas, chairs, lamps to create an inviting conversation area.
Symmertical arrangements tend to work well together.
6.Show how you can use Awkward Areas
If you have any room beneath the stairs or a nook anywhere in your home, try to find a unique way to show it off. Get crafty!
Perhaps set up a small work station, or add decor as your awkward spot becomes another selling feature.
7.Create a Lifestyle People are Looking for
Staging is marketing and you want to stand out in a crowd.
Many people think that an empty room lets potential buyers see what the room could look like, but empty rooms actually make the space look smaller.
Read our September 2016 Blog titled Why Vacant Homes Struggle to Sell and you will understand more in depth the struggle and why staging is key!
8.Choose Sophisticated Neutral Colours
Cream, gray, white, beige- whichever colors you go with, you know they will stand the test of time.
If you’re considering selling your home in the future, choosing a neutral color scheme is something worth considering.
A neutral palette allows potential buyers to imagine themselves and their furniture in the space.
9.Use only Perfect Personal Accents
This tip is so important especially in the bathroom and it is good to remember that anything left out for visitors to see is pristine.
Look at every detail with a visitors eye!
For example, your hot pink leopard bathrobe may be a sore thumb. But if you have a nice fluffy white bathrobe, hang it on a decorative hook on the door as this is used as an attractive accent.
10.Stage the Outdoors too
A buyer’s first impression is their lasting impression and their first opinion is formed at the curb. Depending on the size of your porch or back patio, one or two pieces of neat porch furniture is key! Remember your deck shouldn’t just appeal to buyers in the daytime, it should exude appeal in the evening hours as well.
The bottom line is that you have to get outside your head and inside the mind of a potential home buyer. It’s very difficult to be objective about your own home, but it’s crucial if you want to sell it. If you need more advice or would like us to be that second eye in your home, give us a call.
