Recently we were given the opportunity to stage a luxury home in the heart of Rockwood listed by local realtor Kristin Ghent and her team of professionals at Ghent Homes. This home is the epitome of high end living. Keeping that in mind, with a million dollar price tag comes million dollar expectations. Thus, making it an absolute must to give buyers an experience nothing less of extravagant while touring the home.

Here are a couple of tips we like to keep in mind when staging a Million Dollar Listing:

Stage ALL Rooms

In a home offering more square footage and space, buyers often find themselves wondering what purpose each room has. It is important to make sure all rooms are staged to give the buyers an impression of how they can use the space, and how larger pieces of furniture can be placed.

 

Keep Windows Unobstructed

This is important in staging of all calibers, however, it is absolutely imperative in a home of this magnitude. The oversized windows in this home gave gorgeous sightlines from every corner. By keeping the windows unobstructed not only are we letting in as much natural light as possible, we’re also highlighting the architectural beauty and giving the impression of a larger space.  Absolutely nothing should obstruct a key selling feature for potential buyers, like this tranquil view.

Highlight Unique Amenities

Luxury homes have unique amenities that are part of the buyer’s desire to purchase. However, if not properly highlighted these amenities can go unnoticed. Using props such as pool tables, bar and entertainment areas etc. can help highlight these areas and show buyers the potential of the space. In this home, one of the key areas is a 3-season room. Our team wanted to give this space life by incorporating bright colours, comfortable furniture and smart space planning to give buyers an idea of how they can sit back, relax, and enjoy this space!

Landscaping

A million-dollar price tag does not just cover the interior of a home, but also the outdoor space. The quality of the home should be highlighted both indoors, and out. Always make sure before listing the home that your landscaping is done and properly maintained. As well, if the season is right stage the outdoors! With the exception of heavy snow, outdoors areas should be staged to properly showcase the home.

Size Proportion

The quality and size of the furniture we use is of our utmost importance! Choosing furniture that accurately fits the space is key; always make sure the furniture compliments the size of the space. Larger, open plan areas can be more difficult for buyers to visualize the purpose. As stagers, it is our job to pick appropriate furniture to show the possibilities. Identifying zones with furniture and the perfect accessories will help to define large open spaces and provide overall cohesion.

Table Setting

Dining rooms are the perfect area to show buyers the lifestyle of the home and how they can entertain. For table settings, it is also important to take note of the season. For instance, with the fall comes thanksgiving. We staged this dining table with seasonal décor to show buyers how they could enjoy this space with family around the holidays.

Grand Master Suites

The master bedroom is where potential buyers of the home will envision themselves relaxing, enjoying and spending their down time at the end of a long day which is why this space is so important. The master bedroom should be so luxurious it’s fit for a queen…. or king 😉 Adding plush accents such as pillows, rugs or loveseats give the impression of an oasis.
